As your Selling Agent, my duty to you will include, full disclosure, complete confidentiality, honest market evaluations, and a little bit of fun! how it works

THE SELLING PROCESS

01
Hire an agent

Hire an agent, aka Me!, who will work along side of you to get your property sold.

02
Preparation

Prepping to sell is ultra important. Clean, declutter, and clean some more. Meanwhile, I'll organize marketing and the listing and get photos booked.

03
List it

Once we are ready to list it, it will hit the MLS and I will get to work marketing and advertising.

04
Accept Offer

Once an offer is accepted, you're conditionally sold.

05
conditions

Usually 2+ weeks even up to a couple of months, are needed to fulfill the buyer and seller conditions.

06
final sale

Once all conditions have been waived, the sale is final! Time to start packing.

07
possession day

A predeteremined date will be in the contract, this will be the date that finances and land titles are transferred, and it becomes the new owners home. Congratulations!

Have Questions About Selling?

Check out my FAQs selling real estate in Fernie, BC.

As your Selling Agent, I will thoroughly research your house, as well as others that have (and have not) sold, to price out your house. Pricing it competitively and appropriately is very important. If a house sits on the market too long, people start wondering “what is wrong with it” and may not even bother looking it. I will present you with a price range for your house, however, it is your decision on what to price to list at.

Keep your house clean and tidy at all times. You never know when you’ll get a showing request. Small details like, light switches, door handles, your fridge door, even baseboards, shouldn’t go without notice when cleaning. Decluttering your house, and keeping it tidy for showings, is ideal. Perhaps pre-packing away the excess toys, photos, countertop items. You’re going to have to pack them soon enough anyway! Are the colors of your walls dated? A can of paint is one of most inexpensive ways to update your home and make it more attractive to buyers, ultimately getting you the best value for your home.

Commission is based on a few factors and will be discussed with you before you sign the Listing Contract with your Agent.

In British Columbia, this answer is NO. If an Agent represents the buyer and the seller, there is a conflict of interest and cannot provide their fiduciary duty to their clients.

We negotiate! With any offer that comes your way, you have the ability to counter offer. If you don’t like their possession date or want a higher offer price, you and I will discuss it in detail, and present a counter-offer back to the potential buyers.

Short answer, yes. Owning a home comes with a lot of responsibility. Upkeep is very important with the purchase of a home. If you slack on proper maintenance your house will slowly deteriorate, which in the end will result in depreciation in value.  However, historically speaking, property values go up, with a few bumps in the road. If you’re in it for the long haul, you can expect an increase in value.
