Attention first time home buyers
First Time Home Buyer’s
Kickstart Guide
Buying your first piece of real estate can be a nerve wracking, daunting, and down right scary time. The most crucial element is finding yourself a REALTOR® that you can trust. Follow along for 10 steps to buying your first home.
My First Time Home Buyer’s Kickstart Guide.

It’s not a scary as you may think. Let me help you buy your first home, in Fernie!
1. First things first! Find the right agent who you jive with. You will talk to this person a LOT over the process, so make sure it is someone you enjoy speaking to and has your best interest at heart (aka, me!).
A good agent will guide you through the entire process and be there for all of your questions and concerns.

3. Get a mortgage pre-approval. Online calculators will give you a rough idea on what amount of what you can afford. But you will want to get a pre-approval from a Lender before you start shopping. This will give you the important numbers you need, so you don’t go over your budget price and end up with a broken heart. I have great contacts for you to reach out to. 4. Once you have a pre-approval in place, the fun part begins… lets go look at properties!
5. Narrow down your ideal location, but stay flexible and have several locations in mind. This is your first home, but not necessarily your forever home, so some compromises may be necessary to get you in the market.
6. Searching for a home can be quick and easy or long and painful, not going to sugar coat it. It could be the first home you see or the 80th. Once you find the home for you, your agent will walk you through all the steps of making an offer and be the communicator between you and the Sellers agent.
7. Once you have an Accepted Offer, it’s time to get to work on removing all of the “conditions”. One will likely be Financing. It is very important that you do not make any big purchases or quit your job or anything that could effect your banking, during this time.

8. Usually after 2-3 weeks all “conditions” are removed and you are in an Unconditional Sale! Time to get packing! Check out the Highlights on my Instagram profile for tips!

10. Then it becomes, POSSESSION DAY!! The favorite day of the entire process, the day you have been thinking about, the day that you’ve worked so hard for…today you get the keys and get to move in to your first home that you can call your own!!
