Once we know your approved budget and your desired wish list. We get to go view houses together.
Once you've found the home you want to purchase, I will walk you through the contract, step by step.
This is where the real work comes to play. Fulfilling conditions. May it be, financing, home inspection, lawyer review, etc.
Once all of the conditions to the contract have been waived. It becomes a final sale. Time to start packing.

In British Columbia, this answer is NO. If an Agent represents the buyer and the seller, there is a conflict of interest and cannot provide their fiduciary duty to their clients.
This is where I come in. I will walk you through the contract of purchase and sale. The contract is solely between you, as the Buyer, and the Sellers. However, I’ll be there to facilitate the entire process. You and I will discuss the conditions you want to have in your offer, financing, home inspection, lawyer review, etc, the dates of possession and completion, amongst many other things. My goal is to simplify this long and tedious process.
As the Buyer, 99% of the time, the commission is paid by the Seller and agreed upon with the Sellers Agent. You do not pay anything! There are the rare occasions where the purchase may be a For Sale By Owner and if that Seller does not agree to pay commission, then your Agent will discuss the option with you.
Short answer, yes. Owning a home comes with a lot of responsibility. Upkeep is very important with the purchase of a home. If you slack on proper maintenance your house will slowly deteriorate, which in the end will result in depreciation in value. However, historically speaking, property values go up, with a few bumps in the road. If you’re in it for the long haul, you can expect an increase in value.
Sometimes yes, sometimes no. If you purchase an older home that is dated, you could get it for a good price, and saving room in your budget for the cost of renovations, which will ultimately, increase the value of your house. A brand new house, if built well, has great value, as typically you don’t need to renovate, however, cost of landscaping and fitting out the windows with blinds, perhaps needing to purchase the appliances, can be costly.
